How Buying a Wholesale Deal From Us Works

Join our free buyers list for first access to off-market Houston properties below value. Review the deal, walk the house and close at a title company or attorney's office. Here is each step in plain English.

  1. Join the free buyers list

Join our buyers list and tell us what you buy and where, so we can reach out with matching off-market deals.

Let us know the property types you want, such as fix-and-flips, rentals or handyman specials, and the parts of Greater Houston you invest in. We share new opportunities with our buyers first and focus on projects that fit your plans.

  2. Get first access to a deal report

When we have an off-market property under contract, our buyers list gets the deal report first, with photos, repair notes and the asking price.

The report gives you what you need to run your own numbers quickly. We aim for honest after-repair values and realistic repair notes, so you can decide whether the deal is worth a closer look. We reach out by email, text if you opt in, or direct contact such as a call when requested.

  3. Do your due diligence and walk the property

Before you commit, verify the numbers yourself and see the property in person or through someone you trust.

Research recent nearby sales, get your own repair estimate and confirm the deal works for your plan. We set up walkthroughs so you or your contractor can inspect the home before signing.

  4. Sign the contract and put down earnest money

If the deal works for you, you sign a contract with us and deposit earnest money with the title company.

The earnest money amount and the closing timeline are listed in each deal report. The deposit is held by the title company or attorney, not paid to us directly.

  5. Close at a title company or attorney's office

Every deal closes at a title company or an attorney's office, which handles the funds and paperwork.

The closing office checks the title, prepares the documents and makes sure everyone is paid correctly. Once you close, the property is yours to renovate, rent or resell.

What "assignment of contract" means

An assignment means we hand our purchase contract with the seller over to you, so you buy the home on the terms we negotiated.

We find the property and sign a contract with the owner. Instead of buying it ourselves, we assign that contract to you for an assignment fee. You then close directly with the seller at the title company or attorney's office.

What a "double close" is and when it's used

A double close is two back-to-back closings: we buy the property from the seller, then sell it to you, often on the same day.

It is used when a contract cannot be assigned, when a lender or seller prefers it, or when it keeps the paperwork simpler. Both closings happen through the title company or attorney, so the process stays clear for everyone.

Tips for out-of-town investors

You can buy our Houston deals from anywhere by having a contractor or agent you trust walk the property for you.

Ask your contractor for a repair bid and your agent for their own view of value. If you need more detail, ask us for extra photos or video of specific areas like the roof, foundation or kitchen.
