Is it free to join?

Yes. Joining the HotListHomes buyers list is completely free. Our buyers get first access to off-market opportunities, with no junk mail, and you can unsubscribe any time.

How often will I get deals?

We share deals with our buyers first as they come up, so there is no fixed schedule. We may reach out by email, text with your consent, or direct contact when requested. We focus on properties that match what you buy.

Can I pick the areas and property types I want?

Yes. Tell us the parts of Greater Houston you buy in and the property types you want, such as flips, rentals or handyman specials. We use that to send you deals that fit.

Understanding the deals

What is a wholesale property?

A wholesale property is a home we put under contract at a below-market price and then offer to an investor buyer. You buy the home on the terms we negotiated, and we earn a fee for finding it.

What is ARV and how do you estimate it?

ARV means after-repair value, the price a home should sell for once it is fixed up. We estimate it from recent comparable sales nearby. Buyers should always verify the ARV with their own research or agent.

How accurate are your repair estimates?

Our repair notes are a starting point based on what we see at the property. Costs vary by contractor and finish level, so get your own contractor bid before you buy.

Why are the properties below market?

Many sellers value speed or convenience over top price, for example after an inheritance, a move or a tough financial situation. Many homes also need repairs that traditional buyers avoid. That creates room for investors.

Do you work with out-of-town investors?

Yes. Many buyers invest in Houston from elsewhere. Every deal report includes photos and repair notes, and you can send a contractor or agent you trust to walk the property.

Buying and closing

How much earnest money is usually required?

It varies by deal. The required earnest money is stated in each deal report, and it is held by the title company or attorney handling the closing.

Can I use financing?

Yes, as long as your financing can close on the deal's timeline. Hard money and private loans are common choices for investors buying our deals. Cash buyers can usually move fastest.

What is an assignment fee?

The assignment fee is our fee for finding the property and putting it under contract. It is either shown in the deal report or already included in the asking price, so you know the full cost up front.

How fast do closings happen?

It depends on the deal and the seller's needs. Each deal report lists the expected closing timeline so you can confirm you can meet it before you commit.

Where do closings happen?

All closings happen at a title company or an attorney's office. They handle the funds, title work and paperwork as a neutral third party.

Do you also work with private lenders?

Yes, we work with private lenders on individual properties. Learn how we work with private lenders.
